Requirements to obtain Real Estate Sales Person License in Connecticut:

  1. Successful Completion of a 60 hour Real Estate Principles & Practices Course, All 60 hours must be in a classroom conducted by an instructor.
  2. Must be at least 18 years old to obtain a Real Estate License
  3. The applicant must take and pass the state Real Estate examination for Salesperson
  4. After successful completion of the required 60 classroom hours and passing the state examination you must associate with a licensed broker to activate your Real Estate Salesperson license.

The Principles and Practices of Real Estate course is taught Monday & Wednesday nights and Tuesday and Thursday in Stamford, CT at 27 Strawberry Hill Ave. Suite 200. The class is "revolving" or "modular" which means you can enroll any Monday or Wednesday before 6pm. or any Tuesday or Thursday before 9:45am. You can complete the class in 8 weeks by attending 2 night sessions or 2 day sessions per week. Note: In some instances the time for completion could be less than 8 weeks by attending up to 3 sessions per week.

Requirements to obtain Real Estate Broker License in Connecticut:

  1. You must have been sponsored by a Real Estate Broker as a licensed salesperson for a minimum of 2 years.
  2. You must have completed 60 hours of Real Estate Principles & Practices a. If you completed the 30 hour Principles and Practices course prior to October 1, 2004 you are required to complete an additional 30 hours of Principles & Practices. NOTE: If you completed your Principles & Practices before October 1, 1994 you must take all 60 hours of Principles and Practices.
  3. You must complete the mandatory Basic Appraisal Principles) of 30 hours,
  4. You must complete one other approved elective 30 hour Real Estate Course, i.e., Basic Appraisal Procedures, Real Estate Law (30 hours), or Real Estate Finance 30 hours, or any other 30 hour course approved by the Connecticut Real Estate Commission.
  5. After you have completed the above 120 hours you must then take and pass the state Real Estate examination for Brokers.

There are 3 levels of appraisal licenses:

  1. State Provisional Licensed Appraiser - You must associate with a State Licensed Certified Appraiser in order for the Connecticut Real Estate Appraisal Commission to issue your Provisional Appraisal License. A state test is not required to be licensed as Provisional Appraiser.

    Once you are licensed as a Provisional Appraiser, you must associate and work under the direction of a State Certified Appraiser for a minimum of 2 years and maximum of 4 years to complete additional required course hours and to document the minimum required hours of appraisal work.
  2. State Certified Residential Appraiser - Allows Appraiser to appraise 1 - 4 family residential property.
  3. State Certified General Appraiser - Allows Appraiser to appraise all types of Real Estate; residential, commercial and/or industrial property.

State Provisional Licensed Appraiser

This is the initial license and requires that you associate with a State Certified Appraiser.

Requires successful completion of 75 hours of course work. The courses can be taken in a Classroom setting or via Distance Learning (online courses) as shown below:

Classroom:

USPAP (Uniform Standards of Professional Appraisal Practices) mandatory national course -15 hours, plus

Basic Appraisal Principles: - Mandatory 30 hour course - Plus:

Basic Appraisal Procedures Mandatory 30 hour course:

Distance Learning (on-line courses for Appraisal Pre-Licensing)

USPAP (Uniform Standards of Professional Appraisal Practices) national course -15 hours, plus

60 Hour Appraisal Course (Basic Appraisal Principles & Basic Appraisal Procedures topics)
After successful completion of the required 75 hours(either in classroom, via distance learning or combination of the two):

Once you complete the 75 hours coursework, you must associate with and work under the supervision of a State Certified Appraiser for a minimum of 2 years and maximum of 4 years and complete additional required course hours. You must document the minimum required hours of appraisal work. Specific requirements are as follows depending on license desired:

State Connecticut Residential Appraisal License

  1. Requires 125 additional hours(200 total hours) of course work.
  2. Must document 2500 hours over at least 24 months of appraisal work.
  3. Submit 3 appraisals completed over the period of your appraisal experience
  4. Pass the Connecticut Residential Appraisal Examination.

State Connecticut General Appraisal License

  1. Requires 225 additional hours of course work (300 hours total)
  2. Must document 3000 hours of appraisal work that you have performed over at least 30 months.
  3. Submit 4 appraisals completed over the period of your appraisal experience with 50% minimum spent on income properties (excluding 1 - 4 family residential)
  4. Pass the Connecticut General Appraisal examination .

Real Estate Continuing Education


Every two years (even years), 2008, 2010 etc., every real estate license (Salesperson and Broker) is required to take 12 hours of continuing education to renew their license:
These classes can be taken in the classroom or via distance learning.

For year 2010 renewal, each licensee must take:
CT BUYER AGENCY:2010 Mandatory CE Course (3 hours) &
CT DISCLOSURE, RESPA, and LAW UPDATE:2010 Mandatory CE Course(3 hours)

Plus 6 elective hours: either 1 six hour course or, 2 more three hour approved modules for a total of 12 hours.

As approved by the CT Real Estate Commission.

Broker licenses expire each year March 31 and salesperson licenses expire May 31. The continuing education must be completed before these dates in 2010.

Every 2 years on the even years (2010, 2012 etc) appraisers must take 28 hours* of continuing education as follows:

    Mandatory courses:
  • Mandatory Appraisal Law Law update - 3 hours
  • USPAP update - 7 hours
  • 18 hours of elective topics approved by the Connecticut Appraisal Commission

Note: Either of the two 30 hour Appraisal pre-licensing courses are also approved for 18 hours of continuing education for Appraisers.
